Financial Aid/Student Loan Policy

 This policy ONLY applies to Tenants on the Annual or Semi-Annual installment plans AND whose financial aid disbursement from a bank or the University could be DELAYED.  This policy does NOT apply to any Tenant on the monthly payment plan. 

Step 1

Tenants must inform the Property Manager in writing and pay the equivalent of one months rent by the original due date on your lease (July 10 for 1st installment, December 15 for 2nd installment). One month's equivalent is equal to the amount due and divided by 12 (annual plan) or by 6 (semi-annual plan).  

Step 2

Balance of installment payment due upon receipt of financial aid. The deadlines are September 1 for 1st installment,  January 10 for 2nd installment.  All financial aid is dispersed to students by those dates.  

Important Notes

• Please make all your payments online using the RESIDENT PORTAL .   
• Payment of the remaining balance is always due no later than September 1 and January 10 after which late fees will be applied to your account.  No partial payments are permitted.
• If there is a delay in your funding for whatever reason,  Tenants and their co-signers are fully responsible to make other arrangements for making rent payments on time.   
• Tenants who do not follow the policy will not be permitted to move in and/or will be subject to eviction per the lease terms.  
• University Townhomes reserves the right to obtain proof from Tenants of their loan or financial aid status along with evidence the funding is approved.
